Cuiabá real estate market records R$1.83 billion in transactions in the third quarter of 2026

The real estate market in Cuiabá reached a record level in the third quarter of 2026, moving a total of R$1.83 billion between July and September. This value demonstrates an increase of 25.5% compared to the same period in 2025, when transactions worth R$1.46 billion were recorded. The data was compiled by the Syndicate of Companies for Buying, Selling, Renting, and Managing Real Estate of Mato Grosso (Secovi-MT), in collaboration with the Federation of Commerce of Goods, Services, and Tourism of Mato Grosso (Fecomércio-MT).

Despite the increase in financial volume, there was a decrease in the number of properties sold. 3,472 units were traded this quarter, compared to 3,800 units negotiated in the third quarter of the previous year, representing a drop of 8.63%.

The survey was based on information from the Real Estate Transfer Tax (ITBI), a municipal tax applied to property purchase and sale operations, with the historical series analyzed dating back to 2015.

One of the crucial elements explaining this record was the significant increase in the average price of negotiated properties. In the third quarter of 2026, the average price reached R$528.3 thousand, marking an increase of 37.35% compared to the R$384.6 thousand recorded in the same period in 2025. This suggests that, although the number of properties fell, the transactions conducted involved substantially higher values, indicating a greater presence of mid-to-high-end properties in the capital's market.

In 2025, the Cuiabá real estate market had already established an annual record volume of R$5.7 billion, driven mainly by the sale of popular housing. Comparing with the third quarter of 2015, when the financial movement was about R$631.6 million, the 2026 value represents a nominal growth of 190.46%, without considering accumulated inflation.

The East region of Cuiabá was the one that moved the most capital with property sales in the third quarter, totaling R$596 million, which corresponds to 32.49% of the capital's total amount. In this area, 915 units were traded, with an average price of R$651.4 thousand. Highlighted are the Belvedere I and II condominiums, located in the East urban expansion area, which totaled 49 units and approximately R$72 million in deals. Jardim das Américas also contributed significantly, with 26 properties sold for R$43.2 million.

The West region presented almost equal financial volume, with R$595.3 million moved. However, it led in the quantity of properties traded, registering 1,200 units, equivalent to 34.56% of the capital's total. The average price in the West region reached R$496.1 thousand, an increase of 37.8% in one year. Among the most highlighted locations are the South urban expansion area, with 163 units and R$68.1 million, and Duque de Caxias, where 59 properties totaled R$53.3 million.

The South region showed the greatest percentage advance in the average property value among all analyzed areas. The indicator rose by 65.64%, going from R$253.8 thousand in the third quarter of 2025 to R$420.4 thousand in the same period of 2026. In total, 807 units were sold, moving R$339.3 million. Among the notable points are Coxipó, with 43 properties traded for R$34.2 million, and Parque Geórgia, which registered 47 units for R$16.8 million.

Meanwhile, the North region accounted for the sale of 523 properties, with a movement of R$300 million. The average price in this region was R$573.6 thousand, representing an increase of 16.83% compared to the previous year. The West urban expansion area stood out among all examined locations, with 196 units traded and R$104.9 million moved. This region also concentrated high-end property transactions, particularly in horizontal condominiums. In Florais dos Lagos, for example, 12 properties totaled R$43.7 million, with an average value of approximately R$3.6 million per unit, while in Florais do Valle, another 12 units moved R$22.9 million.

The survey also highlighted the relevant participation of real estate credit in transactions, although it was not the main source of funds. The amount effectively financed reached R$468.4 million in the third quarter of 2026, an increase of 17.61% compared to the R$398.3 million recorded in the same period last year. This amount corresponded to 25.54% of the total moved in the quarter. The remaining 74.46%, equivalent to approximately R$1.36 billion, came from buyers' own resources or direct installments with sellers.

Overall, 1,486 properties had bank credit operations, representing 42.8% of the units traded. The global sales value linked to these properties reached R$701.3 million, an increase of 18.56% compared to the third quarter of 2025.

The sector analysis establishes a connection between the performance of the Cuiabá real estate market and the general economic activity of Mato Grosso, which is primarily stimulated by agribusiness and the commerce and services sectors. The capital concentrates various companies, services, and activities that support the state's productive chains, allowing part of the generated income to be allocated to property acquisition, whether for housing or investment.

Additionally, the study highlights the expansion of different zones of the city, including horizontal condominiums in the North and West regions, real estate growth in the East axis, and the development of residential and industrial areas in the South. Despite the record financial registration, the quarterly data indicates that the increase in movement was not due to an increase in the number of sales, but rather to the rise in the average value of the properties traded. This result confirms a change in the profile of real estate transactions in Cuiabá, characterized by a greater financial weight in more expensive units and appreciation in several regions of the capital.
