Andheri West in Mumbai becomes a new hub for high-end real estate due to demand for luxury housing

Buying property in Mumbai has always been a complex task, as buyers have had to balance good location, space, and budget. However, Andheri West is transforming into the preferred area for those seeking modern amenities, superior connectivity, and spacious homes. The neighborhood is already equipped with a metro, schools, hospitals, shopping malls, and entertainment venues. Furthermore, the renovation of old buildings and the emergence of new luxury projects have strengthened its position in the premium housing market.

In recent years, there has been a rise in real estate prices in Andheri West. According to 99acres data, the average cost of residential property was ₹33,950 per square foot from January to March 2023. By January-March 2025, this price increased to ₹36,100 per square foot, and by January-March 2026, it reached ₹39,350 per square foot, which is approximately 9% higher than the previous year. By July-September 2026, the average cost rose even further—to ₹41,950 per square foot.

These figures indicate a rapid increase in prices in Andheri West. While the annual growth rate was around 3% in 2024 and 2025, a more significant jump was observed in 2026, pointing to growing demand for luxury housing in the area.

A major reason for Andheri West's popularity is its transport accessibility. It is easy to reach many important areas of Mumbai from here using suburban railways and Metro Lines 1 and 2A. Moreover, Metro Lines 3 and 7 are also part of the city's extensive transport network. Future infrastructure projects, such as the Bandra-Worli Sea Link, are expected to improve movement between different parts of the city. The presence of schools, hospitals, markets, restaurants, and recreational spots makes life convenient for working professionals and families.

Thanks to the renovation of old residential complexes in Andheri West, new and modern housing options are emerging. Developers are now focusing on larger apartments, improved design, personal space, and modern amenities. According to Samir Jasudhi, founder and CEO of PropEquity, the number of luxury homes costing over ₹30 million in Andheri has increased more than tenfold from 2020 to 2025, reaching approximately 1800 units. During the same period, the share of luxury housing in the total number of new projects grew from about 17% to 49%.

Ashwinder R. Singh, Vice President of BCD Group, notes that some buyers turn to Andheri when they find it difficult to purchase housing in expensive areas like Bandra and Juhu. Here, they can find relatively large and new housing options. Demand for the area is also supported by its proximity to the airport, business centers, and the film industry. Overall, thanks to improved transport accessibility, developed social infrastructure, and new luxury projects, Andheri West is strengthening its position in Mumbai's premium real estate market. Nevertheless, despite the continuous price growth, finding a balance between one's budget and actual housing needs remains crucial for buyers.
