Kolte-Patil Developers Ltd announced on Tuesday that its sales bookings grew by 52 percent during the July-September quarter, reaching a record total of ₹1,019 crore, which was attributed to stronger demand for its housing developments.

This figure contrasts with the sales bookings of ₹670 crore recorded in the corresponding period of the previous year. In a formal regulatory submission, the company disclosed its highest quarterly sales ever for the July-September period of the 2026-27 fiscal year, marking a 52 percent increase year-over-year.

Furthermore, for the first half of the current fiscal year, sales bookings achieved a record high of ₹1,636 crore, representing a 27 percent rise compared to the ₹1,286 crore seen in the prior year.

Hrishikesh Parandekar, the Chief Executive Officer of Kolte-Patil Developers, commented that the company's strong performance in both Q2 and the first half of FY27, characterized by record quarterly and semi-annual sales alongside solid collections, demonstrates the resilience of their business operations. He noted that the company maintained robust sales not only in newly launched projects but also across its existing ones.

Parandekar added that despite a recent softening of demand in the wider market, especially within Pune, the company has managed to sustain significant business momentum. He further observed that the fundamental aspects of India's residential real estate market remain positive, supported by factors such as urbanization, growing aspirations, and an increasing consumer preference for quality housing.

Kolte-Patil, which is based in Pune, has been responsible for developing and constructing over 82 various projects. These include residential complexes, integrated townships, commercial complexes, and IT Parks, collectively covering a saleable area exceeding 34 million square feet across the cities of Pune, Mumbai, and Bengaluru. The global investment firm Blackstone holds a 40 percent ownership stake in the company.

Kolte-Patil sales grew by 52% in the second quarter of fiscal year 27 despite declining housing demand

Kolte-Patil Developers Limited (KPDL), based in Pune, reported record sales figures for the quarter and half-year in Q2 FY27, even amid slowing market demand. In its operational report for the September quarter, published on Tuesday, the company noted the resilience of its business.

In Q2 FY27, the developer registered sales worth 1,019 crore rupees, representing a 52% increase compared to the same period last year. Furthermore, sales for the first half of FY27 reached a record 1,636 crore rupees, an increase of 27% year-on-year.

Hrishikesh Parandekar, CEO of Kolte-Patil Developers Limited, stated that the strong results in Q2 and H1 FY27, including record sales and high cash inflows, reflect the company's resilience. He noted that the successful launch of the 'Vyana at The Reserve' project and stable sales across the current portfolio demonstrate the brand's appeal and the relevance of the products offered.

The company also achieved its highest ever sales launch, receiving 616 crore rupees from 'Vyana at The Reserve' in Wadgaon, Pune, where approximately 1 million square feet of real estate was offered. Parandekar added that while short-term demand has softened in the broader market, especially in Pune, the company continues to maintain strong business momentum as the long-term foundations of India's real estate market remain favorable due to urbanization, growing aspirations, and the preference for quality housing.

Cash inflows grew by 33% year-on-year, reaching 795 crore rupees in Q2 FY27, and amounted to 1,509 crore rupees in the first half of FY27, which is 32% more than the previous year. KPDL also improved its average revenue in the first half of FY27, increasing it by 10% year-on-year to approximately 8,368 rupees per square foot. The company attributed this to strategic price adjustments across projects and the greater contribution of Mumbai projects compared to the previous year.

To strengthen its portfolio in the Mumbai Metropolitan Region (MMR), the company added six redevelopment projects with a total estimated Gross Development Value (GDV) of 6,000 crore rupees.
