Record real estate registration volume recorded in Mumbai in September 2026, linked to Ganesh Chaturthi festival.

The festive season has breathed new life into the Mumbai real estate market. In September 2026, 12,622 property deals were registered in the city, marking the highest figure for September in the last 14 years. According to a Knight Frank India report, this represents a 5% increase compared to the previous year. However, stamp duty collection decreased by 5%, bringing in revenue of 1,227 crore rupees for the Maharashtra government this month.

Ganesh Chaturthi made a significant contribution. Between September 14 and 25, 5,379 property deals were registered in Mumbai. This figure exceeds last year's level by 22% and demonstrates the best result during the festive season in the last four years. During this period alone, stamp duty collected 640 crore rupees, which accounts for more than half of the total collection for the entire month and is 32% higher than last year.

Shishir Bajal, Chairman and Managing Director of international partner Knight Frank India, noted that demand for residential real estate in Mumbai remains dynamic. The highest registration figure recorded in September 2026 for over 14 years was supported by an annual growth of 22% during Ganesh Chaturthi (September 15–24). Buyers continue to focus on specific projects, and projects with good location and quality infrastructure will remain a priority for buyers in the future.

According to data from the Maharashtra government's Registration and Taxation Department, the registration statistics for September were as follows: in September 2013, 4,116 units were registered with revenue of 247 crore; in September 2014, 4,781 units with revenue of 383 crore; in September 2015, 4,807 units with revenue of 370 crore; in September 2016, 4,429 units with revenue of 287 crore; in September 2017, 5,714 units with revenue of 442 crore; in September 2018, 5,913 units with revenue of 433 crore; in September 2019, 4,032 units with revenue of 348 crore; in September 2020, 5,597 units with revenue of 181 crore; in September 2021, 7,804 units with revenue of 529 crore; in September 2022, 8,628 units with revenue of 734 crore; in September 2023, 10,694 units with revenue of 1,127 crore; in September 2024, 9,111 units with revenue of 877 crore; in September 2025, 12,070 units with revenue of 1,292 crore; and in September 2026, 12,622 units with revenue of 1,227 crore.

Statistics on registrations and revenues during Ganesh Chaturthi in recent years were also presented: in 2023 (September 19–28), 3,782 deals were registered with revenue of 362 crore; in 2024 (September 7–17), 3,405 deals (a decrease of 10%) with revenue of 447 crore (an increase of 23%); in 2025 (August 27 – September 6), 4,392 deals (an increase of 29%) with revenue of 485 crore (an increase of 9%); and in 2026 (September 14–25), 5,379 deals (an increase of 22%) with revenue of 640 crore (an increase of 32%).

The current market sentiment indicates that buyers remain selective. Projects with good location, improved infrastructure, and quality construction are of greatest interest. September figures suggest that the Mumbai housing market is capitalizing on the festive season while maintaining underlying demand stability.
