Blok presents its new residential complex TWELVEONB in the Green Point area, Cape Town

Blok has unveiled its twenty-third residential project, TWELVEONB, located in the sought-after Green Point area of Cape Town. This is the company's fourth development in the area, highlighting both the appeal of the neighborhood and the unique characteristics of the building itself.

The complex is situated on a historic site at 12 Braemer Road. It introduces a new identity to a place with a rich history; its dressed brick facade conceals its features until one enters inside. The project was conceived so that the best things are revealed gradually, through the exploration of every detail.

Unveiling the Secret

The new six-story building by Blok comprises 50 new residential units. This is another addition to Blok's growing portfolio, which now includes 23 projects and over ten years of construction in Green Point, Sea Point, and the Western Cape Town centre. While each project has been unique, TWELVEONB signifies a return to using the area's history in architecture, rather than competing with it.

Green Point continues to attract families thanks to its tree-lined streets, green spaces, and pedestrian main street, which provides easy access to schools, grocery stores, cafes, and the coast. This everyday convenience is becoming increasingly attractive to permanent residents, not just holiday home buyers. This trend was observed in previous Blok projects in Green Point and influenced the planning of TWELVEONB.

Designing for Discovery, Not Explanation

The design of TWELVEONB is based on contrast and simplicity: brick versus light, enclosed versus open, private versus public. The building is designed to harmonize with neighboring structures rather than dominate the street, reflecting the sensitivity required when building on land with an existing historical character. The same brick conveys a sense of privacy and filtration at street level, where a public pocket park offers a stopping point before the minimalist lobby.

On the upper floors, each apartment is set back from the street edge, creating sheltered outdoor areas that capture sunlight without exposing residents to direct sun. These semi-enclosed spaces serve a dual function: they allow daylight to penetrate deep into the floor plan while maintaining a sense of seclusion that is easily lost in dense urban development. The interior finishes are characterized by honesty—a thoughtful simplicity where light and space replace decorative elements, making each apartment more of a quiet sanctuary within the building than just four walls.

Beyond Apartments, TWELVEONB Offers:

These amenities are designed to support two types of ownership: for residents planning to live in Green Point long-term, and for investors attracted by the area's strong appeal for short-term rentals. Engaging Fluent provides investors with a clear and managed path from purchase to occupancy. The planned completion date is April 2029.

A Neighborhood Designed for Exploration

Green Point, bordered by the Atlantic Ocean on one side and Signal Hill on the other, remains one of Cape Town's most walkable neighborhoods. Nearby attractions include the promenade, V&A Waterfront, DHL Stadium, and a vibrant street lined with cafes and restaurants, alongside daily necessities such as grocery stores, gyms, and green spaces. These factors continue to draw permanent residents to the area, not just Cape Town visitors.

This area also encourages slower exploration. Beyond the well-known landmarks, the side streets of Green Point hold their own small discoveries: independent cafes, corner delicatessens, and pocket parks that residents find over time, rather than immediately. TWELVEONB, integrated into this fabric, is designed to operate similarly—a building that holds more than what is visible from the street.
