According to Mattaar Al Taier, General Director and Chairman of the Executive Council of the Roads and Transport Authority (RTA) of Dubai, the value of land plots near future Dubai Metro stations could increase by 15–30 percent.
Al Taier noted that before RTA decides on building a new metro station, a series of studies must be completed. He reported that work on studying future lines and stations is already underway.
These comments came amid RTA's promotion of two major metro projects: the Blue Line and the Gold Line. The total estimated cost of these projects is about 55 billion dirhams.
The statement was made during a press conference dedicated to the opening of the RailX Dubai conference and exhibition.
According to RTA, the rise in land value also leads to an increase in real estate prices around metro stations, although the degree of this influence may vary depending on the location and type of property.
The Blue and Gold Lines will expand Dubai's metro network by 80 percent. The total length of the network will increase from the current 90 kilometers to 162 kilometers by 2032.
It is planned that the Blue Line (30 km) will be completed in 2029, and the Gold Line (42 km) in 2032. Al Taier specified that the Blue Line project is currently being implemented, and the tender for the Gold Line project is planned to be announced by the end of the current year.
He emphasized that both projects are being developed in accordance with established plans and timelines. Al Taier added that the Dubai Metro projects meet the highest international standards due to clear plans and precise timeframes.
Work on the projects is supervised by Emirati engineers and experts who collaborate with specialists from around the world. According to Al Taier, the combined experience of these specialists exceeds 2500 years.
He also noted that railway networks contribute to economic growth by connecting communities and markets. Furthermore, they help cities develop, improve sustainability, and facilitate daily travel for residents and visitors.
Currently, the Dubai Metro accounts for 40 percent of all public transport trips in the emirate. Since its commencement of operation on September 9, 2009, it has transported nearly three billion passengers.
