Rural house rehabilitation in Perucho transforms warehouse into studio with a focus on sustainability

The original house, located in the rural area of Perucho, 35 km from Quito, was a simple structure built with concrete blocks and initially served as a warehouse. Over time, the location began to be inhabited, receiving various improvised repairs, which necessitated a complete rehabilitation to revitalize and enhance the space.

The central problems of the building included a lack of natural light and poor visual connection to the surroundings, both near and far. The interior was characterized by being cold and having damp walls. Additionally, the original roof was in precarious condition, risking collapse due to its overloaded structure and broken clay tiles.

Faced with these challenges and with a limited budget, the decision was made to utilize the existing infrastructure, promoting the recycling of spaces. The project was conceived as a house-studio, prioritizing accessible and functional architecture.

The architectural project focused on reimagining the roof as an opportunity for improvement. A lighter covering was implemented, using metal sheeting, a round eucalyptus structure (chosen for being economical and easily accessible), and thermal insulation made with coconut fiber, and acoustic insulation with egg cartons and woven bamboo to cover large surfaces quickly.

With the change in the roof, there was enough height gain to accommodate two new resting areas under the roof, named 'two nests,' utilizing pre-existing beams. The house, previously a closed space, began to connect with the neighboring tree (the native Cholán species), the fields, and the distant mountains through the opening of two glazed facades. This elevation of the roof, without altering the original walls, allowed for daylight entry and air circulation.

At the base of the construction, drainage solutions were created, simulating the use of rubber boots to combat moisture. A greywater treatment station was also installed, and the existing block walls received structural reinforcements to consolidate the system.

Maintaining the original configuration of the house, the project sought to dialogue with what already existed and integrate available resources. On the ground floor, one wall was removed, unifying the entire environment to form a spacious common area. This space maintains a distinction of dynamics, defined by the functions occurring on the upper floor.

During the dismantling of the old roof, wooden beams and planks were reused to build a subfloor and level the kitchen and living room, which are now integrated with the garden. Furthermore, the studio was positioned next to the entrance and also adjacent to the bathroom. The modification of the spatial volume resulted in a significant enrichment of the residents' experience.

In summary, it is a craft construction that aims to solve needs efficiently and economically, employing quick-installation materials that simultaneously offer comfort to its occupants. It is a house-studio that realizes aspirations and reformulates new challenges in terms of its spatial organization and potential.

To establish a place for family gathering, the architectural team incorporated a new block characterized by beautiful arched brick facades. This new volume opens up to the surrounding landscape, offering airy and open environments during the summer, but cozy and warm in the winter.

At the center of this new space is the kitchen island, which divides the area into two distinct sectors: one dedicated to meals, conversations, board games, or screen time with children, and another intended for relaxation next to the fireplace, ideal for reading and unwinding.

The final product is an extremely detailed project, the result of sincere effort, constituting a work that honors its environment and manages to bring several generations of the family under the same roof.

A comprehensive residential residence in Los Condores, located near Lima, was designed to utilize the natural slope of the terrain as the basis for the entire project. As a result, a sequence of platforms, roofs, and open spaces emerged that follow the natural elevation changes of the site, transforming the process of movement—ascending, crossing, stopping—into a central element of the home experience.

The house develops horizontally, naturally resting on the hillside. Instead of presenting itself as a single dominant volume, the project consists of superimposed plans and stepped levels that extend daily life toward gardens and terraces, softening the boundaries between interior and exterior space.

The design works with two opposing forces: mass and lightness. Stone walls anchor the house to the ground, giving it weight and a sense of permanence; conversely, cantilevered roofs, steel structure, and large glass panels ensure openness and shade. Stone, wood, steel, and glass are used not as decorative finishes but as a strategy to define the character of each space: stone connects the house to the slope, wood brings coziness to the ceiling structures, steel allows for structural projections, and glass visually connects the rooms to the garden.

The residence has four levels—two underground and two upper floors. However, the underground levels do not function as sunken spaces; they use the slope to open onto private gardens and terraces while maintaining natural light and ventilation.

The first floor is dedicated to public areas: it includes the entrance, living room, dining room, covered terrace, barbecue area, and main lounge connected to the garden, as well as a service area comprising the kitchen, laundry, and pantry.

The second floor is more private and houses two guest bedrooms and a master bedroom with a balcony and dressing room. Underground Level 1 handles vehicle access (for six cars and seven bicycles) and integrates most of the family functionality: six secondary bedrooms, a cinema, a family living room with access to an inner courtyard, and two utility rooms. The front garden of this level features a pool, jacuzzi, and a grill terrace.

Underground Level 2 provides pedestrian access to the residence and includes a machine room, cistern, and a leisure area with a game room, golf simulator, and a bar opening onto the garden.

Furthermore, the house does not just occupy the plot; it creates a continuous connection with it: each level relates to the landscape in its own way, and the slope, instead of being an obstacle, organizes accesses, hierarchies, and views. The project offers a broad and open, landscape-oriented domestic environment, supported by meticulous functional organization and a restrained, modern aesthetic with a strong presence.

The design team for Casa Florinda initially faced a dilemma when acquiring the land to build their residence: what to do with the old earth house that was in a state of ruin on the site. Although initial plans involved demolishing this structure, there was a feeling preventing its removal, due to how it seemed to belong to the environment.

This hesitation led to the decision to preserve the old construction, which ended up integrating two facets of the owners' lives: housing and the practice of architecture. Thus, the historic building was transformed into their home and served as a stage to test their own beliefs about the field of architecture.
