The Delhi Development Authority (DDA) has extended the deadline for booking flats under its DDA Karmayogi Housing Scheme 2026 to September 30, 2026. This extension provides additional time for homebuyers who are looking for affordable housing options in the capital or who were unable to book a flat earlier.
According to an official circular from DDA, flats under this scheme are being distributed on a 'first come, first served' basis, meaning buyers will not have to wait for a lottery system. The extended timeline offers applicants more opportunities to prepare their budget and evaluate the flats before booking.
Initially, flats were offered in Pocket 9 of Sector A1-A4 in Narela, followed by flats made available in Pocket 6. Through a circular dated May 21, 2026, DDA added 1,552 flats in Pocket 13, with bookings starting from June 1, 2026.
DDA has stated that these flats under the Citizen Housing Scheme are reserved for government employees who are serving or retired. One of the key features of this scheme is that discounts of up to 25 percent are being offered on some flats, which could be beneficial for those exploring home buying options amidst rising prices in Delhi's private projects.
DDA confirmed in a September 1 circular that the booking deadline for the Citizen Housing Scheme 2026 has been extended to September 30, 2026. However, the authority also clarified that this does not mean all flats will be available until September 30; preferred flats may be booked sooner. Therefore, buyers are advised to carefully check the availability of the flat and all applicable rules before booking.
DDA also indicated that a 25 percent discount on a flat does not mean the buyer will only pay the discounted base price. The total cost may include registration fees, stamp duty, applicable taxes, other DDA charges, maintenance, utility expenses for electricity and water, as well as home loan costs.
DDA advises that buyers should not make decisions based solely on the discount but should also thoroughly inspect the price, location, connectivity, and available amenities. Buyers should visit the site to check the block, floor, area, category, and unit number. Instead of relying on advertisements or discounted prices, it is essential to read the scheme's terms carefully.
Furthermore, buyers should assess the location and surrounding area themselves, and understand the EMI and home loan liabilities. It is important to check the condition of the flat and meticulously read the allotment, payment, and other documents. The authority also mentioned that the benefit derived from the property will depend on market conditions, project quality, infrastructure development, and financial circumstances. It is mandatory to properly check legal approvals and consult financial experts if necessary before investing.
