The residential real estate market in Strand has faced a downturn, as sales dropped by 22% in the first half of 2026. The main reason for this decline is the shortage of affordable homes for buyers.
Despite the decrease in transactions, over half a billion Rand worth of residential property was sold between January and June, while prices maintained relative stability. According to the latest Strand residential real estate market report from Cape Coastal Homes (CCH), 301 houses were sold over the six-month period for a total of 526.8 million Rand.
The report covers registered residential sales in Strand for the first six months of the year, including titled properties, sectional units, and undeveloped plots. CCH's analysis shows that the decline in transaction volume does not necessarily indicate weakening demand, but is rather explained by a 'supply deficit'—fewer properties on the market for potential buyers.
During the first half of the year, an average of about 50 residential sales were recorded monthly, with the average monthly transaction value amounting to approximately 87.8 million Rand. Of the 301 transactions, 148 were titled properties, generating 254.9 million Rand at an average price of 1.72 million Rand. Sectional units were almost equal in volume to free-standing houses, accounting for 146 transactions totaling 262.7 million Rand at an average price of 1.8 million Rand.
Only seven transactions involving undeveloped plots were registered, with a combined value of 9.24 million Rand, highlighting the limited supply of developable land in the area.
The sectional unit market continued to attract significant interest, especially among buyers looking for coastal apartments and ready-to-occupy housing. In the Strand North and Central areas, 82 sectional unit sales were registered, representing the most active activity among the analyzed zones, with an average selling price of about 1.98 million Rand. The report indicates that investors and first-time homebuyers continue to show interest in sectional units due to their relative affordability and rental income potential. The average price of sectional units across Strand has increased from 1.65 million Rand in 2025 to 1.8 million Rand in the first half of 2026.
In the higher price segment, Greenways continued to stand out. Seven titled properties were registered in this estate during the first half of the year, with an average price of 6.55 million Rand. The highest residential sale recorded in the report took place in Greenways on St Andrews Drive, amounting to 13 million Rand. The report sets the average property price in Greenways at 6.55 million Rand in the first half of 2026, compared to 5.09 million Rand in 2025.
CCH's analysis suggests that the drop in property sales in Strand does not necessarily mean a weakening of demand.
Property performance varied significantly across Strand suburbs. Strand North and Central recorded the highest number of titled property transactions—36 sold houses with an average price of 2.9 million Rand, corresponding to a reported capital growth of 9% compared to 2025. Hope Huop registered 20 house sales with an average deal size of 3.8 million Rand, while Nomzamo conducted 17 sales with an average deal size of 178,459 Rand. Other areas also showed notable changes in average prices, including Goldenland, where the average titled property price rose to 1.9 million Rand, and Southfork, where it reached 2.24 million Rand. This data also shows a decline in some areas, illustrating the uneven nature of the Strand property market.
CCH expects demand for residential and investment properties in Strand to remain high in the second half of the year. The report also notes infrastructure improvements, such as the Strand Seawall Promenade and the modernization of the sewage system, as factors that may support buyer confidence. However, without a reduction in interest rates and an improvement in general economic conditions, CCH forecasts that Strand may end 2026 with approximately 600 residential sales totaling 1.05 billion Rand, which would be lower than record annual figures of recent years. The report notes that Strand's relative value compared to neighboring Somerset West continues to make this coastal town attractive to middle-income families and property investors.
