The Noida housing market has established itself as the most profitable sector in the country's real estate industry. Over the past seven years, the cost of residential properties here has more than doubled. Previously known as an affordable alternative to Delhi and Gurugram, Noida is now demonstrating one of the fastest growth rates among the country's leading real estate markets.
The main reasons for this growth include infrastructure improvements, excellent transport connectivity, and increasing demand for luxury housing. According to Anarock data, the average price of houses in Noida has increased by 111% between 2019 and 2026, rising from approximately ₹4,795 per square foot to ₹10,780 per square foot.
In terms of price appreciation, Noida has significantly outperformed other major Indian cities. While property prices in Bangalore, a major IT and employment hub, have risen by 66%, and in Gurugram by 86%, Noida has shown a higher rate of growth.
Although Gurugram still leads Noida in average prices, it is the rate of price growth that has made Noida the preferred market for buyers and investors in recent years.
Industry experts note that the continuous development of infrastructure in the city has changed its landscape. Projects such as wide roads, an rapidly expanding metro network, and the soon-to-be-opened Noida International Airport have altered buyer perceptions. This has made even previously peripheral areas of the city attractive.
Amit Modi, Director of County Group, stated that the sharp rise in prices in Noida is a result of the constant improvement and modernization of the local real estate market. He emphasized that major infrastructure projects change people's perception of any place, and once transport links improve, areas previously considered far from major business or residential zones begin to appeal to buyers.
Noida's growth is no longer limited to the low- or middle-class segment; developers are now targeting buyers who wish to acquire large homes with better amenities, leading to accelerated demand for luxury and premium residential projects.
Prateek Tiwari, Managing Director of Prateek Group, believes that Noida has become one of the best real estate markets in the entire NCR. He noted that key factors include improved infrastructure, growing employment centers, and continuous demand for housing purchases. Prateek Tiwari also predicts further strengthening of demand for luxury housing in the coming quarters, mentioning Sector 150 of Noida and Siddharth Vihar in Ghaziabad as key micro-markets attracting both buyers and investors.
