Kolte-Patil Developers plans to secure ₹60 billion from six projects in the Mumbai region

Kolte-Patil Developers, backed by Blackstone, has added six residential redevelopment projects to its portfolio within the Mumbai Metropolitan Region (MMR). The total estimated Gross Development Value (GDV) of these projects amounts to ₹6,000 crore.

This business move represents the largest annual addition for the Pune-based developer in the MMR region to date. The company emphasized that this decision confirms the priority of the MMR for its operations.

The new projects are located in various areas: Santacruz West (estimated GDV of ₹1,930 crore), Andheri West (₹1,420 crore), Oshiwara (₹800 crore), Versova (₹750 crore), Ghatkopar East (₹600 crore), and Vashi (₹500 crore). These acquisitions expand Kolte-Patil's presence in the western and central suburbs of Mumbai, as well as in Navi Mumbai.

In a statement released on Thursday, Kolte-Patil announced that the company will continue to explore opportunities across various development models to achieve its growth targets, guided by the characteristics, demand profile, and potential of each market microzone.

These six projects are expected to launch within the next six to twelve months after obtaining the necessary approvals. Rajesh Patil, Managing Director of Kolte-Patil Developers, stated that the company is entering a new phase of accelerated growth in the MMR.

He noted that these six projects significantly strengthen the company's development pipeline and confirm its commitment to creating a large-scale and high-quality presence in the region. Patil also added that following the strategic partnership with Blackstone, the company's focus is on scaling the business through larger project opportunities and a balanced mix of formats in the residential segment, emphasizing value-enhancing growth.

Previously, the company reported sales of ₹617 crore in the first quarter of the fiscal year 2026-27 (Q1FY27), which was in line with last year's figures. Meanwhile, Kolte-Patil's average revenue in Q1FY27 grew by 29 percent compared to the previous year, reaching ₹9,442 per square foot. Funding collected during the same period amounted to ₹715 crore, which was 30 percent more than the previous year.
