According to data from ValuStrat, the volume of transactions for ready-to-move properties in Dubai increased by 46.8% compared to the previous month, marking the most significant monthly growth in the last three years.

Market Dynamics in June

In June, the decline in the residential market prices softened, as the ValuStrat Price Index slightly decreased to 220 points from 222.1 points recorded last month. This resulted in an overall price drop of 10% since February 28th. Nevertheless, the year-on-year growth remained relatively stable at 0.1%. The cost of villas decreased to 293.7 points, and the cost of apartments dropped to 169.1 points when compared to the January 2021 base set at 100.

Market Leaders and Locations

In June, the leading developers were Azizi (with a 28.6% growth), Damac (7%), Binghatti (6.8%), Emaar (6.6%), Nakheel (3.8%), and Ellington (3.6%). Among the most sought-after locations for projects not yet occupied, there were Azizi Venice projects (26.1%), Dubailand Residence Complex (4.3%), Jumeirah Village Circle (4.1%), Jumeirah Islands (3.2%), and Majan (2.9%).

Comparison of Ready and New Housing

Registrations in the Oqood system, Dubai Real Estate Department's official system for registering unoccupied properties, grew by 32% month-over-month. Although these properties showed a 16% decrease year-on-year, they accounted for 75% of all housing sales. A total of 19 transactions for ready properties valued over 30 million dirhams were registered, including five deals exceeding 50 million dirhams. These premium-class deals were concentrated in the areas of Palm Jumeirah, Dubai Hills Estate, Emirates Hills, Al Barari, Jumeirah Islands, Downtown Dubai, and DIFC.

Trends in Villa and Apartment Segments

The villa and apartment segments in the emirate showed a slight monthly decrease: the cost of villas fell by 1.2%, and the cost of apartments by 0.6% in June. In the villa segment, the largest year-on-year increase was noted in Jumeirah Islands (17.9%), Emirates Hills (10.7%), The Meadows (10%), The Villa (7.8%), and Mira (5.7%). On the other hand, year-on-year growth slowed to 2%, with decreases of -5% in Mudon, -4% in Victory Heights, -3.2% in International City, and -2.8% in Dubai Hills Estate. None of the villa communities tracked by VPI showed monthly growth. On average, older freehold villa communities in Dubai are valued 188% higher than post-pandemic levels and 76% higher than the 2014 market peak.

Annual Dynamics of the Apartment Sector

The Apartment VPI decreased by 3% compared to the level one year ago. The largest year-on-year growth was recorded in DIFC (8.1%), followed by Dubai Sports City (6.6%), Dubai Silicon Oasis (6.4%), and Al Quoz Fourth (6%). Conversely, the sharpest annual declines were seen in Burj Khalifa (-16.7%), Jumeirah Beach Residence (-13%), and Town Square (-5.7%). International City Phase 2 was the only community to register a slight monthly increase. Overall, the prices of older freehold apartments remain 70% higher than post-pandemic levels but 8% lower than the previous market peak recorded in 2014.

Honda has filed a new registration with the National Institute of Industrial Property (INPI) regarding the design of the CB 350RS, a sporty model from the CB 350 family. This move has reignited interest among Brazilian enthusiasts for the Japanese manufacturer's classic motorcycle.

Nature of the Registration

According to Motor1.Com, the specific filing is for the CB 350RS, which represents the sportiest version of a line already available in India and other markets. However, current signs suggest that this registration aims only to protect the intellectual property of the visual design, and not necessarily indicate immediate launch plans in the country.

Context of the CB 350 Line

This is not the first registration by the brand in this regard; in 2024, Honda had already registered the CB 350C, which features a more traditional style. The CB 350RS uses the same mechanical base as the other versions but features darkened finishes and sport-inspired details, appealing to those seeking a retro look with a more robust appearance.

Competition in the Brazilian Market

The CB 350 line gained prominence in Brazil driven by the growth of the classic motorcycle segment, especially due to competition from Royal Enfield. In the national territory, direct competitors, such as the Meteor 350, are offered starting from approximately R$ 23,790. This model is also known as the GB 350 or CB 350 H’ness, the latter having been sold in Argentina since 2025 and presenting specifications closer to what the Brazilian public might expect.

Specifications of the Argentine Version

In the configuration intended for Argentina, the motorcycle features a 348.4 cc single-cylinder engine, generating 21.1 hp at 5,500 rpm and 3.1 kgfm of torque at 3,000 rpm. It is equipped with a five-speed gearbox that includes assisted and slipper clutch. Safety and technology features include dual-channel ABS disc brakes, switchable traction control, full LED lighting, and an analog dashboard complemented by a digital display, seeking a balance between classic aesthetics and modern features.

Obstacles to Launch in Brazil

The prospects for the arrival of the CB 350 in Brazil remain modest. The industrial design registration primarily serves to safeguard the bike's design against copies, without implying a commercial intention to sell. Additionally, the fact that the filing was made by Honda Motor Co., the company's global division, and not by Moto Honda da Amazônia, responsible for Brazilian operations, is a relevant factor.

Industrial Challenges and Alternatives

There is also the industrial hurdle. Since the CB 350 does not share components with models manufactured in Manaus (AM), its domestic production would require a significant financial investment. A more viable alternative would be for Honda to develop a classic version using the platform of the CB 300F Twister, a base that already supports the XRE 300 Sahara and the XR 300L Tornado, which would allow leveraging local infrastructure and reducing costs.
