The apartment market in the city of Tashkent shows a wide range of price offerings. According to the latest analysis conducted by the National Center for Mass Real Estate Valuation based at the Cadastre Agency, prices in different districts of the capital demonstrate a noticeable difference.
Overall Housing Price Analysis
According to the analysis results, in June 2026, the offered prices for apartments in multi-apartment buildings in Tashkent ranged from 7 to 57 million soms per square meter. This indicates that factors such as location, infrastructure, and the condition of the apartment itself have a significant impact on its cost in the city.
Prices by Apartment Type
In the one-room apartment segment, the lowest offers were recorded in the Bektemir district, amounting to 9 million soms per sq. m. The most expensive offer was in the Shaykhontokhursky district, reaching 50 million soms per sq. m. In the two-room apartment segment, the minimum price was in the Sergeli district—7 million soms per sq. m., while the maximum price was recorded in the Shaykhontokhursky district—57 million soms per sq. m.
Regarding three-room apartments, the most affordable options were found in the Yangiha'ot, Yashnobod, and Sergeli districts, where the price was 8 million soms per sq. m. The highest cost in this category was also in the Shaykhontokhursky district, reaching 42 million soms per sq. m. In the four-room apartment segment, the minimum price was in the Bektemir and Yangiha'ot districts—8 million soms per sq. m., and the maximum price was 42 million soms per sq. m. in the Shaykhontokhursky district.
