Hot Bay Residents Express Disagreement with Plans for Sports and Commercial Center Construction

Hot Bay resident Leulin Adams noted: 'We woke up to find that a large shopping center was planned on our doorstep, without the community being properly involved.'

Many fear that the construction will lead to daily traffic jams, increased noise pollution, and overcrowding of parking spaces in neighboring residential streets.

Residents also question the capacity of the existing road network to handle the additional traffic expected from a regional commercial facility. Another resident stated: 'The roads are already under pressure during rush hour. Adding hundreds of cars every day will create complete chaos.'

Environmental and Urban Planning Issues

Serious environmental concerns have also become a subject of dispute. According to the planning application, the project does not comply with the Municipal Spatial Development Framework because the site is located in a flood zone, a medium-risk coastal inundation zone, in a 'Other Natural Area (Buffer 1),' and is land under review for historical significance.

The application also requires permission to reduce required setbacks, allows the construction of walls exceeding standard height limits without permeability along the street boundary, and permits expanding vehicle access points beyond what is allowed.

Requirements for Responsible Planning

This is not the first time that questions about commercial development have been raised in the area. Community members are now urging the City to thoroughly review all objections before making any decision.

Another dissatisfied resident, Jackie Hanscomb, emphasized: 'This is not about opposing development. It is about responsible planning, protecting our community, and ensuring that residents have a genuine voice in decisions that will affect future generations.'

District Councillor Roberto Quintas confirmed receipt of the environmental impact assessment application and other documents from the prospective developer. He also clarified that the land is indeed 'private,' not 'public.' Quintas added that after receiving the land use management application, the City sends it to local residents for comments. He concluded: 'I reserve the right to officially comment and look forward to doing so within the official process.'
