Modern housing buyers in South Africa are looking not just for a house, but for a certain lifestyle. They seek shorter commutes, residence in safe areas, good schools, reliable internet, proximity to amenities, and a sense of community belonging.
Housing Buyer Priorities
François Nel, a real estate agent in Benoni-Boksburg, noted in a LinkedIn post that the location of a property is no longer just an address—it has become part of the lifestyle people adopt. He emphasized that the most attractive homes satisfy both practical needs and personal aspirations.
Energy Efficiency Concerns
Meanwhile, Bryce Young, a luxury real estate agent in Dainfern and Sandton City, reported that energy sustainability features are now found in almost all premium properties in South Africa. However, he warns that many buyers do not know how banks assess such systems.
Young explains that banks consider the property as a whole, not just the solar system in isolation. Inverters and panels are viewed as permanent upgrades that increase the value assessed by the bank. Nevertheless, an appraiser who does not specialize in energy systems may underestimate or completely ignore them.
